Local knowledge

What we see in Aberdeen City Centre homes

  • 01

    Granite tenements and shared closes

Many city flats share a close, a roof void and sometimes a stopcock. We know how to isolate one flat without cutting off the whole stair, and we always let neighbours know if water will be off.

  • 02

    Conservation areas and flue rules

Much of the centre sits in conservation areas, which affects where a new flue terminal can go on a front elevation. We plan rear or roof routes on survey day so the install does not stall.

  • 03

    Old lead and iron pipework

Pre-war tenements can still have lead supply pipes or corroded iron. If we spot them we will show you photos and price replacement separately, never as a surprise.

  2. Ceiling leak below a Union Street flat

Traced a failed bath waste in the flat above, made safe at 11pm and supplied photos for both insurers.

Can you work in a flat with no parking outside?

Yes. We carry kit in on trolleys and use the nearest loading bay or car park. Any parking costs are included in our price, not added later.

Do you need access to the whole tenement to fix a leak?

Usually only your flat and sometimes the one above or below. If the leak is from a shared pipe we can liaise with your factor.

Do you offer same-day call-outs?

Yes. If you call before 2pm on a weekday we can usually have an engineer with you the same day, and genuine emergencies (no heating for a vulnerable person, a burst pipe or a suspected gas leak after you have called the National Gas Emergency line on 0800 111 999) are answered 24 hours a day. Typical arrival in the city is 45 to 90 minutes.
